The development is the first phase of the council’s ambitious £190 million Stadium Quarter master plan, kick starting the regeneration of this strategic area in the town centre.

Designed to provide high-quality and flexible work space for start-up businesses, the new five–storey, 50,000 sq ft Business Incubator will include contemporary office accommodation and research and development facilities for up to 100 small businesses. The project is being managed by Warrington & Co., Warrington’s partnership for growth and is part-funded by a £1.7 million European Regional Development Fund grant and is set for completion in summer 2015.

The steel frame structure features a contemporary façade design including extensive areas of curtain walling and exterior cladding panels, with a striking double-height glazed entrance area and ground floor café. The building will boast impressive sustainability credentials - targeting a BREEAM Excellent environmental performance rating through the use of advanced building materials, highly efficient mechanical and electrical systems and a roof-mounted photo voltaic installation, to generate emission free electricity.

To maximise the regional benefits and long term legacy of the project, ISG has committed to, wherever possible, utilising the skills and expertise of the local supply chain to deliver Warrington’s new Business Incubator. In addition to hosting a recent supply chain open day to engage with key regional suppliers, ISG is registering the project with the CITB’s National Skills Academy for Construction, which supports local people into employment by providing opportunities for work experience with specific targets for job creation.

Councillor Terry O’Neill, leader of Warrington Borough Council, said: “This project marks the start of the renaissance of Warrington’s town centre. This is a pivotal moment that will see our town centre transformed and restored to its former vibrancy. As a local authority we are committed to ensuring that as much work as is possible is won by local businesses and it was great to see so many local businesses attending ISG’s recent supply chain event. These are very exciting times for our town and for the people of Warrington.”

Alan McCarthy-Wyper, managing director of ISG’s Construction business, added: “We’re delighted to be playing a key role in delivering the first phase of such an important regeneration project in Warrington. The North West Construction Hub provided the efficient procurement route for Warrington Borough Council to bring this vital project to site in the shortest possible time frame and with our joint emphasis on regional legacy, I’m confident that the Business Incubator will prove an outstanding asset to the town and the wider economy.”
