Up to 90 new jobs could be created following the grant of outline planning permission for a new continuing care retirement community (CCRC) and a care home in Oakham, Rutland.

Specialist healthcare and retirement living developer Larkpoint, a joint venture between Nottingham based Charterpoint Developments and Bourne based Larkfleet Group, has been granted outline planning permission by Rutland County Council for a 100 unit CCRC and 60 bed care home.

Larkpoint has already received a number of enquiries from healthcare providers to work with the company in delivering the much-needed facilities.

The retirement community and care home will be centrally located within the Hawksmead Park development, approximately half a mile from Oakham's town centre, which is easily accessible by public transport.

With the development, Larkpoint will help meet the need for this type of retirement accommodation and elderly care facilities in Rutland as national demand shifts from coastal areas to rural and suburban areas where children and grandchildren are based.

The scheme will provide a range of facilities such as communal lounges, a restaurant, fitness suite, cinema and library for residents. It will also provide a range of living options, including independent living with the ability for residents to access care support in their own homes as requirements arise. There will also be a care home provided to meet the needs of the elderly in Rutland.

A development of this size is estimated to require 90 full time staff, providing employment opportunities for many people in nearby communities.

Work on the CCRC and care home is due to start in 2012.

Giles Nursey, a director of Larkpoint, commented: "We are delighted that outline planning permission has been granted for this much needed retirement community and care home. Due to Rutland's above-average ageing population there is a particular need for this type of accommodation and care services in the local area. This community will provide a first class resident-centered environment to meet this need."
